People are quick to complain if the are unhappy with someone's services, but it is rare for them to take time to let a person know they've done their job well; it is even rarer to put those thoughts into written form...

Buyers

"I am writing this with great pleasure to express my appreciation for the excellent representation and service received from Pat Montrose, who represented my wife Gail and myself as Buyer's Agent. The property was in the hands of a relocation company, which added great complexity to the negotiations; Pat provided us with very enthusiastic, timely, and accurate advice on what to expect throughput the process of tedious and frustrating negotiations. This advice greatly assisted us in reaching a price target that was far below our initial objectives and thus made the entire negotiation process beneficial to us. Pat was always there to resolve each problem as it arose. His extra support included assisting in arranging financing, helping us to meet contractors, co-ordinating with all parties involved directly or indirectly in the transaction, helping us to perform seller paid repairs on the property, as well as helping us obtain small extras from the seller that probably saved us between $500 and $1,000. Pat was present and took an active part in the inspections of the property. Pat has even volunteered to keep an eye on the property for us for the next few months while we make final relocation arrangements.
The list of extra services provided by Pat at all times is endless and was far beyond the scope of a Buyer's Agent. It should be noted that Pat always returned every one of our innumerable telephone calls and E-mails on a very timely basis. As you can gather, I just cannot say enough about Pat on both a professional and personal level. "In May of 1998, we started a search for an unusual, and not well defined, property description. Pat and his wife Sue started the process of showing us property, a process that stretched over many months. Pat was both patient with and responsive to us as we honed in on just exactly what we wanted. In this process, Pat was efficient and a "fast learner" in that with every showing, he eliminated categories we rejected - either on price or description - and never showed us what we didn't want again (unusual in our experience with Realtors in the past).
During this time, we exchanged dozens of e-mails, faxes and phone calls with the Montroses. This included many after-hours and Sunday exchanges. Especially as we went into the negotiating phase of the property we finally settled on, there was a continuous flow of questions and concerns from us, and Pat responded efficiently and enthusiastically to us throughout. We were dealing with a somewhat difficult seller, and Pat managed the process more smoothly than we thought possible.
Pat provided several services that seem outside the duties of a buyer's agent. For instance, he acquired three bids on radon mitigation for us and acquired a house number from the county zoning people.
