Buyer's Broker

Put simply, a Buyer's Broker is an agent of the BUYER. Under New Mexico Real Estate Commission Rules, a Realtor is automatically a sub-agent of the Seller unless a Buyer specifically requests the Realtor to be a Buyer's Agent.
How does a Buyer benifit from having a Buyer's Broker?

* Negotiate the best price for the Buyer.
* Do a Comparative Market Analysis of the home the Buyer is interested in purchasing.
* Hold confidential all conversations with the buyer.
* Discuss matters such as schools, neighborhoods, trends, etc., with the Buyer.
* Represent the Buyer in the purchase of a home.
* Assist the Buyer in obtaining financing for the home purchase.
* Inform the Buyer of all the different inspections available for the property selected.

What does it cost the Buyer to have a Buyer's Broker?
* I do not charge a buyer any money at all! My commission is always paid by the Seller.

So you can see, it's a win/win situation for a Buyer to have a Buyer's Broker. Always ask your Realtor if they will be your Buyer's Broker (and check to make sure they don't charge you for it, some Realtors do).
